What this site gives you now
This guide gives you straight answers. The slab comes first, before any product is named.
- A way to read your slab
Take photos of the floor, any cracks, old coating, stains and signs of water. They show what the slab may need first. - A written scope to ask for
Ask any installer for a scope that names the prep method, crack repair, moisture test, system, cure time and price. Nothing should start until you say yes. - A moisture and storm checklist
If your garage took on water, the guide gives a plain list of what to dry and test first. Read the storm and moisture guide. - A cost range before you call anyone
The Garage Floor Price Estimator turns your square feet into a national range with its source. It is not a quote. - A permit and HOA one-pager
Know who to ask before you hire anyone. The permits and HOA guide lists the steps. - Warranty questions to ask
Ask the installer for the exclusions in writing. Moisture, hot-tire marks, impact and fluids are the ones to ask about. - A photo habit
Take photos of the floor after prep and again when the job is done. - What to ask for in writing
Ask any installer to put the workmanship term in your written scope. We will publish an installer's term here if one signs.
This site is free to read. It sells no work and takes no payment. If your slab may need structural repair, the guides say to ask a licensed professional. Any work is agreed in writing between you and the installer who does it.
Garage floor coating services
Illustration Epoxy garage floor
A resin coating that bonds to a prepared slab. The prep decides whether it holds.
Polyaspartic garage floor
A fast-curing coating, usually sold as a clear topcoat. Most claims come from sellers.
Illustration Flake garage floor
Color flakes pressed into a base coat and sealed with a clear topcoat, for a speckled finish.
From photos to a written scope
The slab gets read first. The product comes after.
- Photograph the slab. Show the whole floor, any cracks, old paint or coating, oil stains and signs that water has been in the garage. Note if the garage stays damp in the wet season.
- Read the signs. They hint at whether the floor needs a moisture test, crack repair or old coating removal before any product is named. A sound floor may not need a coating yet.
- Ask for the written scope. It should name the prep, the moisture test, the system, the cure time and the price. It should also list what the warranty leaves out. Nothing should start until you say yes.
- Hear when an installer is available. We are not booking jobs yet. If you tell us about your project, we will let you know when a local installer is available. Ask that installer for photos of the floor after prep and at the end.

Cities we cover in Sarasota Area
Why Sarasota slabs need a close look
Many Sarasota garage slabs are as old as the homes around them. Census data for 2020 to 2024 shows that 58.4% of the city's housing units were built before 1980 1, a share worked out from the table's counts.
An older slab can carry old paint or sealer, patched cracks and a moisture history nobody wrote down. We found no study that ties slab age to coating failure, so the safe answer is to test every slab.
Ground moisture can move up through a concrete slab, and Building Science names a plastic sheet directly under the slab as the recommended barrier 2. You cannot see under your floor. A moisture test is how you find out.
How to size up your garage floor
- Take photos. Show the floor, any cracks, old coating, stains and signs of water.
- Read the signs. They hint at what the slab needs first, and which moisture test fits.
- Ask for a written scope. It should name the prep, the system, the cure time and the price before any work starts.
- Decide. If your floor does not need a coating yet, you can wait.

How this is different
You have other choices: a do-it-yourself kit, a painter or handyman, a national franchise, a marketplace listing, a lead site that sells your number to several companies, or leaving the floor as it is. Here is what this guide offers instead.
- Sarasota only, with local facts: the age of the slab, what the City's permit sheet says and does not say, and what the recent hurricanes mean for moisture.
- A scope checklist: the prep, the moisture test and the cure time to ask any installer to write down.
- A cost estimator that shows national ranges with their sources, and says it is not a quote.
- One installer per request once a partner signs. We do not sell your number to several companies.
What a coating can and cannot do
A coating is a surface layer. It is not flood protection, and it does not replace fixing water that keeps getting into the garage. If your garage took on water in a storm, dry the slab and test it first. The storm and moisture guide explains how.

Questions people ask
How much does it cost to coat a Sarasota garage floor?
We have no Sarasota quotes yet, so the numbers on this site are national ranges. Thumbtack's national figures for epoxy are 1703-3280 (typical 2370) USD3. Use the Garage Floor Price Estimator and the cost guide, then ask for a written scope.
Do I need a contractor license for a garage floor coating in Florida?
As of October 18, 2026
Florida Statutes section 489.117(4)(a) lists painting and flooring among the scopes that do not need a state contractor license 4. Check the installer's insurance and written terms yourself. Structural slab repair is outside a coating job, so ask a licensed professional about that.
Can I coat my garage floor after a storm flooded it?
Not right away. Dry the slab and get a moisture test first. A coating is not flood protection, and it does not fix water that keeps coming in. Read the storm and moisture guide.
